4. Fake Listings & Penalties

4.1 What Constitutes a Fake Listing

• Non-existent properties: Listing properties that don't exist
• Stolen photos: Using images from other properties or websites
• False information: Providing incorrect details about location, price, or amenities
• Duplicate listings: Posting the same property multiple times
• Misleading descriptions: Exaggerating or lying about property features
• Fake contact details: Providing incorrect phone numbers or addresses
• Bait and switch: Advertising one property but showing another

• No harassment, threats, or abusive behavior

6. Prohibited Activities

• Fraudulent Listings: Posting fake or misleading property information
• Identity Theft: Impersonating other users or property owners
• Spam: Posting excessive or irrelevant content
• Scamming: Attempting to defraud other users
• Discrimination: Discriminating based on religion, caste, gender, or nationality
• Illegal Activities: Using the platform for any illegal purposes
• Multiple Accounts: Creating multiple accounts to circumvent restrictions
• Price Manipulation: Artificially inflating or deflating property prices

7. Account Suspension & Banning

7.1 Suspension Reasons

Accounts may be suspended for:

• Violation of terms and conditions
• Fake or misleading listings
• User complaints and reports
• Suspicious activity patterns
• Non-compliance with verification requests

7.2 Appeal Process

For first and second offenses, users may appeal by:

8. Platform Use, Payments & Disclaimers

8.1 Platform Disclaimer

UrbanPune helps users find rental properties by connecting them with property owners. We try our best to show correct and useful information.

However, users are requested to check the property details on their own before making any decisions. We do not manage or control the listed properties directly.

In case of any issues or misunderstandings between users and owners, both parties should try to solve them by communicating clearly. Our team is always here to help if you face any serious problem.

8.2 User Responsibility

Users are responsible for:

• Verifying property details independently
• Conducting due diligence before transactions
• Following local laws and regulations
• Protecting their personal information

8.3 Payment & Subscription Disclaimer

UrbanPune offers paid subscription plans that allow users to access additional features such as viewing property owner contact details and unlocking premium listings. All payments are processed securely through Razorpay.

Please keep in mind:

• Subscription fees apply only to digital services provided on the platform; there are no physical goods involved.
• Access is granted immediately after successful payment, and therefore payments are non-refundable.
• UrbanPune does not store or handle any sensitive payment information like card details on its servers.
• All payments are processed through trusted and secure gateways, ensuring a smooth and reliable transaction experience for our users.
